Timnath is a small, but growing town located immediately to the southeast of Fort Collins and just east of I-25. With the beautiful Cache la Poudre River flanking it to the west, Timnath offers abundant outdoor recreation including fishing, boating, and water sports at Timnath Reservoir, plus walking or biking along the Poudre River Trail and in the nearby Arapaho Bend Natural Area.
Timnath is known for its small-town charm combined with modern amenities and excellent shopping, plus easy access to all of the amenities of Fort Collins nearby. The town boasts the highest population growth rate in northern Colorado, with its population nearly doubling since 2020. It's no surprise, then, that its real estate market is also fast expanding with many newer homes and townhomes being built and adding to a housing stock that also features many larger, luxury properties in exclusive communities like Harmony Club. The dimunitive, but historic downtown lies along County Road 5 running paralell just east of the interstate and features local attractions like Timnath Beerworks and several landmarks from the town's history.

With the exception of a few homes and areas in the small downtown core, the overall feel of the town is well-manicured and suburban.
